A small 2 acre field bordering the road this side of the stream makes a nice spot for your cabin, motorhome or RV.  Across the stream is another 4 acre field that runs back to the wooded hillside. At the site of me, 12 to 15 deer ran out of the field and up the hill!  The next day I caught a couple on my camera.  The shape of this parcel is irregular so a number of deer trails cross it as they move from the pines and hemlock cover down to the fields and stream.  The owner says deer and turkey hang out here all year because of the fields and bordering cover.

There is another dead end private dirt road that runs on the other side of the stream that can be used by a local farmer and the other 2 or 3 bordering land owners.  You can drive to the field on the other side and up the hill on a logging trail.  The woods are attractively rugged with rock outcrops and several large springs that run down the hill providing spots for a hidden pond.

There are some nice older hardwoods — ash, oak, maple, cherry, grey birch — scattered among the pines and Hemlocks.  There are old apple trees bordering the field.  The stream runs year-round but it is not deep.  It probably holds a few trout and it empties into a well-known trout stream called Charlotte Creek which has designated public fishing areas along much of its banks.

Oneonta is 10 minutes away and Cooperstown around 25 minutes away.  Windham Ski Resort is 50 minutes away.  Plenty of year-round recreational opportunities nearby.
